PRECAST CONCRETE WALL SYSTEMS

This construction defect investigation was initiated after cleaning began on the ribbed, exposed aggregate wall panels. An acid based chemical was selected to remove staining and effloresence from the panels. The cleaning chemical was not properly removed from the panels. Subsequent to the cleaning, rain caused the remaining acidic chemicals to re-emulsify, run down the panels and etch the ribbon glass windows. This failure resulted in complete replacement of all glazing.

Precast wall systems are larger, reinforced concrete panels. Panels may be fabricated off site in specialized production facilities or cast on site in a tilt-up configuration. These panels are available in a wide variety of colors and textures. Panels can be fabricated with or without openings installed for windows and doors. These systems may also be fabricated as a multi layer sandwich with thermal insulation between the concrete panel faces.

Investigations of precast concrete wall systems include the evaluation of age related decay, water intrusion, effloresence issues, spalling and crazing, construction and installation defects, material defects, and maintenance or repair related damage to surfaces.
